St. Charles County Government 07/10/2008 zoning_planning_district_area vector digital data GIS Services withheld zoning_planning_district_area The planning district areas in St Charles County, MO. The Future Land Use Plan identifies two areas in need of additional and more detailed planning. These districts are (1) Arena Parkway/Page Planning District and (2) the Highway 79 Planning District. The Arena Parkway/Page Planning District is one of the key gateways in and out of the county. It is located on Hwy 364 and Upper Bottom/Arena Parkway. The intent for this planning district is to promote cohesive, attractive, economically viable development that will not detrimentally affect traffic and the transportation system. Quality of design and natural area protection and views are important in this area. It will be important to work with property owners to create a positive image for the county at this important gateway into the community. The Highway 79 Planning District contains approximately 7,600 acres of land. Based upon preliminary estimates, this area could potentially contain about 16,500 dwelling units and be home to 44,000 people when fully developed. The Future Land Use Plan depicts a general land use arrangement consisting of primarily low density residential with supporting commercial activities. A basic thoroughfare system has been established and is shown on the Thoroughfare Plan contained within this plan. Considering that this area has few roads, no planning for sewage treatment and potential on-site and off-site transportation issues, this area needs additional planning to insure the proper urban facilities can be provided, impacts addressed and coordinated to insure the timely provision of infrastructure necessary to properly serve this development area.
